Are You Still Using MLS.ca to Find Your Next Property?

If so, you are really missing out!

The website, www.mls.ca is definitely the best collection of property for sale but, if you are a buyer, there are much better ways to search that database.

Through some Realtors' websites, including mine, you can see the full details on homes available for sale, including the number of days on the market and price drops. You can have my system email you new listings one to two days before they are available through MLS.ca, and also when they drop in price or are sold

I'm not the only Realtor in Victoria who can offer this service, but the information that I make available is more detailed than most. However, don't take my word for it. Try and compare it for yourself.

I checked with Mortgage Architects today and their new rate on a variable five year term closed mortgage is now 4.15%.

The Bank of Canada Rate Heads Lower

If you were anywhere around the radio or TV last night it was hard to miss the news that the Bank of Canada rate tumbled another 1/2% to 3.0%. Fears of the US economic slowdown affecting Canada prompted the cut.

Although the reason for the cut isn't good news, this rate cut should soon trickle down and mean lower mortgage interest rates. The bottom line for home buyers is more money in your pocket and the ability to afford a more expensive house.

Some experts are also predicting more rate cuts in near future. If you are arranging a mortgage you may want to consider a floating mortgage with the ability to lock rates in at a time of your choice. That way you can follow the rates downwards and lock in before rates start to climb. Of course, consult a mortgage professional before making any big decisions.

Real Estate Market Offers More Choice For Buyers

Victoria Real Estate Board - Real estate buyers in the Victoria area have a growing number of properties from which to choose. The total number of properties available for sale rose to 3,591 in March - a 17 per cent increase over March of last year. Victoria Real Estate Board President, Tony Joe, says the return to a balanced market is good news for both buyers and sellers. "With more properties available for sale, buyers now have a greater choice, but the continued demand for homes and steady prices mean sellers can anticipate strong interest in properties that are realistically priced." There were 707 sales through the Victoria Real Estate Board’s Multiple Listing Service® (MLS®) in March, down from the 833 sales in the same month a year ago but up 14 per cent from the 619 sales in February.

Is an interest rate drop coming?

The Bank of Canada meets on April 22, a few days from now. Many experts are predicting a 1/2 point drop this meeting, or over the next two meetings. That's great news for anyone with a mortgage as it is likely the rate drop will trickle down and mean lower mortgage rates.
