The last 30 days have been the best so far this year for the sale of single family houses!  For the last couple of weeks it was starting to look like the market had peaked early, but right now we are seeing both the volume of sales and the selling prices notch higher again.  In fact, the volume of sales finally has increased close to the same level that we were seeing last year, although last year the increase happened much earlier in the season!

The condo market is still looking a bit flat, and still down from last year on all major indicators including price and volume.  Can you sell a condo in this market – absolutely!  But, you will need to price it right to rise above the competition.

Over the last 30 days, 275 single family houses were sold, up by 21 houses from last week.  The median price is up $4,000 to $555,000. The average house was on the market for 31 days.

In the same time period, 133 condos were sold, unchanged from last week.  The median price is up $1,500 to $275,000. The average condo was on the market for 48 days.
