With five of thirteen units already sold in under two months, Rainbow Hill is proving to be a popular choice for discerning buyers looking for one of the best view homes in Victoria. The volume of sales for both homes and condos is generally unchanged from the week before. I would be surprised if we have hit our volume peak so early in the year, so we will have to wait until next week to see what direction the sales take.
Once thing is apparent, and that is that sales volume and price is still down from last spring. We were hoping for a bit of a rebound, but it is looking more and more like we are going to see steady volume, although a bit lower than we would like, and reasonably stable prices for some time to come. This is not necessarily bad news…
For buyers, a stable market means that there is a little more time to consider a purchase without needing to rush. For sellers, it increases the price pressure, but homes will definitely sell if they are well priced.
Over the last 30 days, 254 single family houses were sold, down by 1 house from last week. The median price is down $2,000 to $551,000. The average house was on the market for 32 days. In the same time period, 133 condos were sold, up by 4 condos from last week. The median price is up $7,500 to $273,500. The average condo was on the market for 46 days.
There are now 1,846 houses for sale, up by 55 from last week. Condo inventory has risen by 1 to 948 suites.
