Single family home and condo prices continue to soften as the spring market matures. Properties that do sell are selling quickly, telling me that there is significant demand out there. But, at the same time, the pricing tells me that only the sharpest prices will attract a buyer. As you can see, it is a bit of a bad news, good news situation. If you are selling a home, you may not get as much for it as you would like, but if you price it competitively, you should expect to sell it quickly.
Over the last 30 days, 334 single family houses were sold, down by 24 houses from last week. The median price is down $6,250 to $543,750. The average house was on the market for 30 days.
In the last 30 days, 156 condos were sold, down by 1 condos from last week. The median price is down $1,790 to $276,210. The average condo was on the market for 41 days.
There are now 2,394 houses for sale, up by 51 from last week. Condo inventory has risen by 17 to 1084 suites.
