Strong Sales Volume and Lower Selling Prices

If you read our sales update from last week, you will remember that homes are selling very quickly, but that the selling prices are down by 5-10%. Even though we saw a small increase in the median price this week, that is still the dominant trend. Sales volume is very high, but you may need to stomach a lower selling price than you would like.

Over the last 30 days, 316 single family houses were sold, down by 22 houses from last week. The median price is up $3,875 to $533,875. The average house was on the market for 39 days.

In the last 30 days, 151 condos were sold, down by 2 condos from last week. The median price is down $5,500 to $269,500. The average condo was on the market for 37 days.

There are now 2,461 houses for sale, up by 40 from last week. Condo inventory has risen by 29 to 1137 suites.
