The last week of the year, the week between Christmas and New Years, is always the slowest period of the year as families focus inwards. Having said that, we did list one house and sell another so there still is some activity! Inventory is also most at the lowest point of the year.
Very soon we should see the start of the spring “moving season” with many more listings and sales. If you are considering a change this year, the coming months are probably your best opportunity in terms of market activity and selection.
Over the last 30 days, 154 single family houses were sold, down by 38 houses from last week. The median price is unchanged at $539,950. The average house was on the market for 53 days. In the same time period, 84 condos were sold, down by 14 condos from last week. The median price is unchanged at $271,000. The average condo was on the market for 65 days.
There are now 1,407 houses for sale, down by 190 from last week. Condo inventory has fallen by 79 to 803 suites.
